These Terms and Conditions govern your access to and use of the website at aranyathepark.com relating to Aranya – The Park ("Website"), a real estate project ("Project") developed by Anuradha Real Estate Developers Pvt. Ltd. ("Developer", "we", "us" or "our").
By accessing or using the Website, you agree to be bound by these Terms and Conditions. If you do not agree, please do not use the Website.
1. WEBSITE PURPOSE
The Website has been created to provide information regarding Aranya – The Park, including information relating to the Project, its location, amenities, specifications, features, construction, developer and other relevant information.
The Website is intended for general informational purposes and does not, by itself, constitute an offer, invitation, allotment, booking confirmation, sale agreement or commitment to sell any property.
The Website is intended for persons aged 18 years or above. Nothing on the Website is an offer or solicitation in any jurisdiction outside India where such offer or solicitation would be unlawful. Persons resident outside India are responsible for complying with the laws applicable to them, including the Foreign Exchange Management Act, 1999.
2. PROJECT INFORMATION

3. ARTISTIC IMPRESSIONS AND IMAGES
Images, photographs, artistic impressions, illustrations, renders, floor plans and other visual material appearing on the Website are intended for representational and illustrative purposes unless specifically stated otherwise.
Actual construction, finishes, landscaping, colours, fixtures, fittings, furniture, amenities and other elements may differ from the images or representations displayed on the Website. Furniture, furnishings and accessories shown in rendered or show-flat views are for illustration only and do not form part of the standard offering unless expressly stated in the agreement for sale.
4. NO GUARANTEE OF AVAILABILITY
The display of any unit, configuration, price, amenity or other Project information on the Website does not constitute a guarantee that such unit, configuration, price or facility will be available at the time of enquiry or purchase.
Availability and pricing shall be subject to confirmation by the Developer.
5. NO CONTRACTUAL OFFER
Nothing contained on the Website shall be construed as creating any contractual obligation on the part of Anuradha Real Estate Developers Pvt. Ltd.
Any sale, allotment, booking, agreement or transaction relating to a property in the Project shall be governed solely by the applicable transaction documents, agreements, allotment documents and statutory approvals, including the registered agreement for sale.
In the event of any inconsistency between information displayed on this Website and the executed contractual documents, the executed contractual documents shall prevail.
Nothing in these Terms and Conditions limits or excludes any right or remedy available to an allottee or prospective purchaser under RERA or any other law that cannot be excluded by contract.
6. RERA DISCLOSURES
The Project is registered with the Maharashtra Real Estate Regulatory Authority ("MahaRERA") and is subject to the provisions of the Real Estate (Regulation and Development) Act, 2016 and the applicable Maharashtra rules, regulations and directions.
The MahaRERA registration number, the MahaRERA website address and the Project's MahaRERA QR code are displayed on the Website as required by applicable law.

Subject to applicable law and to the jurisdiction of MahaRERA and other statutory forums, the courts at Mumbai, Maharashtra shall have exclusive jurisdiction in relation to disputes arising from the use of the Website.
14. PRIVACY AND COMMUNICATIONS
Personal information submitted through the Website is handled in accordance with our Privacy Policy, available at the link. By submitting an enquiry and confirming your consent, you agree that the Developer may contact you by telephone call, SMS, email or messaging applications in response to your enquiry, to the extent permitted by applicable telecom regulations, even if your number is registered on the Do Not Disturb register.
15. GENERAL
If any provision of these Terms and Conditions is held to be invalid or unenforceable, the remaining provisions shall continue in full force. No failure or delay by the Developer in exercising any right shall operate as a waiver of that right.
